Full disclosure: if any recommended repair could involve my company, that conflict goes to you in writing first — and you’re free to use any contractor; the punch list works with anyone’s crew. You get a punch list split into “fix now, it pays back” and “leave it, it doesn’t.”
  2. Repair-smart prep. The $400 flashing repair that prevents a $4,000 inspection panic. The paint that returns triple. And permission to skip the renovation that never pays back.
  3. Pricing from comps, not wishes. Recent sales, current competition, condition, and season — a number built to create demand, with the data on the table.
  4. Marketing beyond the sign. Professional presentation, MLS syndication everywhere buyers look, and the direct networks — including investor buyers through my Invest in the Gorge platform when the property fits — disclosed in writing, and if I or anyone affiliated with my businesses ever has an interest in an offer, you’ll know before you see it.
  5. Negotiating from strength. Every offer decoded: net proceeds, financing strength, contingency risk — not just the headline number.
  6. Surviving the buyer’s inspection. Because we prepped, the inspection is far less likely to produce surprises — and known issues get disclosed, not hidden. When requests come anyway, we negotiate what’s legitimate and push back on the padding.
  7. Closing without surprises. Title, payoff, and paperwork managed to the day. You bring keys; you leave with proceeds.
