Why This Beats Portal Alerts
Portals show what’s listed. An agent search adds what’s about to list, what expired and might sell quietly, what another agent mentioned over coffee, and the corridor coverage the big sites map badly — rural parcels, cabins, and land especially. The best properties out here have always traded on relationships.

Zillow’s filters can’t ask about well and septic tolerance, road frontage, internet options, barn requirements, or whether you can live with a shared gravel drive. I can — and in this corridor those answers eliminate more properties than price does.
