Buying a Home

From zero-down government programs to financing above county limits.

  • FHA Loans — FHA home loans with 3.
  • VA Loans — Zero-down home loans for veterans and eligible service members: no monthly mortgage insurance, credit from 580, manufactured homes included.
  • USDA Loans — Zero-down home loans for rural Kentucky: 100% financing, no monthly mortgage insurance, credit from 620.
  • Conventional Loans — The standard home loan: 3% minimum down, 620+ credit, gift funds allowed, and mortgage insurance that drops off — plus down payment assistance.
  • Jumbo Loans — Home financing above conforming limits: up to 90% LTV, loans to $5MM, interest-only options.

Self-Employed & Alternative Income

When tax returns undersell what you actually earn or hold.

  • Bank Statement Loans — Qualify on 12–24 months of bank deposits instead of tax returns.
  • No-DTI Loans — No income documentation, no employment required: qualify on FICO, assets, and reserves.

Investors

Loans underwritten on the property and the plan — the cabin-investor toolkit.

  • DSCR Loans — Investor loans with no tax returns: the property’s rental income qualifies the deal.
  • Fix & Flip Loans — Short-term investor financing: 12–18 month terms, $10K minimum down, up to 100% of rehab costs funded.
  • Hard Money Loans — Asset-based investor financing: no tax returns, up to 100% rehab cost funding, $100K–$5MM.
  • Commercial Loans — Financing for commercial property: up to 80% LTV, interest-only options, DSCR as low as 1:1, cash-out to $5MM.

Later in Life

Equity without a monthly payment, for homeowners 62 and up.

  • Reverse Mortgages — For homeowners 62+: convert home equity into cash or eliminate the mortgage payment, with no monthly payment required and HUD-counseled protections.
