Mobile & Manufactured Home Loans

Kentucky financing, explained by a REALTOR® — with licensed-lender introductions when you’re ready.

This guide is part of my statewide financing library — the plain-English rundown of how each loan type works for Kentucky buyers, from Lexington subdivisions to Gorge cabins and everything between. I’m your agent, not your lender: programs described here come from licensed third-party lenders, and I’ll gladly introduce you to ones who know Kentucky.

What You Can Use It For

  • Buying a single or double-wide home, with or without the land under it
  • Financing home-and-land packages in one loan
  • Refinancing an existing mobile home — including cash-out for repairs or debt consolidation
  • Replacing an aging unit on land you already own

Why Borrowers Choose It

  • No age restriction on the home — older units aren’t automatically dead deals
  • No acreage restriction — rural parcels stay eligible
  • One loan can cover both the home and the land
  • Only 12 months of income history needed, which helps newer workers and the recently self-employed

Program Highlights

  • Single or double-wide homes
  • No age or acreage restrictions on the mobile home
  • Loans up to 75% LTV (includes home & land)
  • Purchase or refinance, with cash-out options available
  • Only 12 months of income history needed
  • FHA, VA (0% down for veterans), USDA, and conventional manufactured programs also available, including dealer draw financing for land-and-home packages

Highlights reflect lender program guidelines at the time of writing — programs change, and your terms depend on your full application.

Manufactured Housing in Eastern Kentucky

In Lee, Owsley, Wolfe, and Breathitt counties, manufactured homes are a backbone of the housing stock — and the hardest homes to finance through big-bank retail channels. Local files with land included, older units, or family land transfers are exactly what these programs handle. We also structure dealer land-and-home packages with staged draw disbursements for site prep, foundation, septic or well, utilities, and delivery.

Common Questions

Does the home have to be permanently affixed?

Programs exist both ways — real-property loans for homes on permanent foundations and chattel financing for the home alone. Which one fits depends on the title status and whether land is included; that’s a five-minute conversation.

Can veterans really get a manufactured home with nothing down?

VA financing for qualifying manufactured homes can go to 100% for eligible veterans. Certificate of Eligibility required — bring your DD214 and we’ll check it quickly.
