Getting Pre-Approved by a Licensed Lender
Pre-approval comes from a lender, not from your real estate agent. Here is what it is, what lenders usually ask for, and how I can put you in touch with one.
Marcos Gil is a real estate agent, not a lender. Pre-approval decisions are made by licensed lenders. I don’t take loan applications, collect financial documents, quote rates or terms, or decide who qualifies.
Pre-qualification vs. pre-approval
Pre-qualification is usually a lender’s estimate based on what you tell them. Pre-approval usually means the lender has reviewed documents such as income, assets, and credit. Sellers and listing agents often ask to see a pre-approval letter with an offer. Your lender can explain which one they are giving you.
What lenders commonly ask for
Lenders set their own lists. Common items include recent pay stubs, tax returns and W-2s, bank statements, and photo ID; self-employed buyers are often asked for profit-and-loss statements. Send these to your lender directly, not to me.
How it fits into your home search
Your lender will tell you what price range and loan programs they can offer. Once you have that, I can focus the search on homes that fit it. The loan comparison guide and the financing library explain the general program types in plain English. They are general information, not loan advice.
Getting connected with a lender
If you’d like, I can share names of licensed lenders I’ve seen close purchases in this area, including on rural properties. You choose your lender, and you’re free to use anyone you like or compare more than one.
Common questions
Does pre-approval affect my credit?
Pre-approval usually involves a credit check. Ask your lender how it will affect your credit.
How long is a pre-approval letter good for?
Each lender sets its own expiration date and terms. Check the letter and ask your lender.
Should I talk to more than one lender?
Many buyers compare Loan Estimates from more than one lender. The choice is yours.
