Before You Buy Land

The checklist that prevents heartbreak: deeded legal access (not “everyone’s always used that road”), a current survey, easements and rights-of-way, mineral rights status, perc test results if you’ll ever build, and how far utilities actually are from the building site. Every item is knowable before closing — none are fixable cheaply after.

How Land Is Valued

Per-acre price varies wildly because acres aren’t equal: road frontage, usable versus vertical ground, water features, timber value, and build-site quality drive the spread. Fifty acres of cliff face and fifty acres of bottomland share nothing but the number.

Selling Land Right

Acreage sells when it reaches the right pool — hunters, builders, homesteaders, or investors — with the answers they need up front: survey, access documentation, and honest ground description. Marketing land like a house is why so much of it sits.

Financing Land

Common Questions

What if a parcel is landlocked?

Then access has to be solved on paper — a recorded easement — before the purchase makes sense, and the price should reflect the work. Never buy on a handshake right-of-way.

Does timber add real value?

Merchantable timber can, and a timber cruise before selling (or buying) puts a number on it. Tax treatment of timber income is a question for your accountant — flagged here so you know to ask it.
