What Drives Price Per Acre

Access, utilities at the road, merchantable timber, and floodplain position along the forks. Two hundred-acre tracts can differ threefold on those four factors alone — which is why per-acre averages you find online mislead more than they inform. Call for what ground is actually bringing.

Eastern Kentucky Land Diligence

Surveys versus old deed descriptions (they disagree more often than you’d hope), mineral rights that may have been severed generations ago, landlocked-parcel traps, and what the PVA records actually show. None of this is exotic — it’s just mandatory, and skipping it is how land purchases go wrong out here.

The build-site checklist: septic approval (the perc test rules everything), the real cost category of extending electric service, and well versus municipal water availability. Confirming all three before you close is the difference between a homestead and an expensive campsite.
