New agents ask me what to buy, and the honest answer is almost always: less than you think. Year one is not won by software. It is won by whether you talk to enough people, follow up on time, and know your numbers cold.

What I would put time into first: your database (every person you know, in one place, with a reason to call), a 90-day prospecting rhythm you can keep on your worst week, and an honest pipeline — not the deals you hope for, the ones with a next step and a date attached.
