Homes for Sale in Beattyville, KY

Lee County’s seat, where the three forks make the Kentucky River — and the town I actually live in.

Homes for sale in Beattyville, KY sit in one of the most affordable corners of eastern Kentucky: the Census puts the median owner-occupied home value in town at $106,800 and county-wide at $82,100, with a housing stock that runs from river-bottom lots to ridge-top acreage. This is my home base — I live here, not in a Lexington office — so what follows is the view from the ground.

Two things those numbers tell you. First, the gap between the town median ($106,800) and the county median ($82,100) reflects how much of Lee County is rural acreage and older housing — a lot of what’s for sale is land with a home on it, not a subdivision lot. Second, the owner-occupied share in town (41%) is lower than the county (75%): Beattyville proper has a real rental market, which matters if you’re buying a house that you’ll rent out later.

In Beattyville the question is rarely “what can I afford?” — it’s “what does this particular property need?” Water, septic, road, and survey decide the deal.

What kinds of homes come up for sale here

  • In-town homes near Main Street and the courthouse — older frame and brick houses, walkable to the river, the library, and the City of Beattyville offices. Median year built in town is 1986, so budget for roofs, wiring, and windows in your inspection.
  • River-bottom properties along the three forks and the Kentucky River — flat, fertile, and priced accordingly; ask about the flood zone on every one of them.
  • Ridge-top and hollow acreage — where most of the “home with land” listings live. Well and septic are the norm; see my septic & well guide and Lee County land page.
  • Camps and cabins within an easy drive of the Red River Gorge and the Daniel Boone National Forest — see cabins for sale in the Gorge area.

What buying a home in Beattyville actually takes

  • Water and septic first. Outside city water, a well test and a septic inspection are the two items that most often change a price here. How I handle them →

Questions I get about buying in Beattyville

Is Beattyville a good place to buy a first home?

It is one of the most affordable places in Kentucky to own, and the in-town housing is walkable to the river, school, and courthouse. The trade-off is age: most homes need a careful inspection. Read the first-time buyer guide on this site, then let me show you what your budget actually buys here.

Do homes in Beattyville have city water and sewer?

In town, generally yes. Outside the city limits, plan on a well and septic — and plan on testing both before you close. That one step changes more offers in Lee County than anything else.

How far is Beattyville from the Red River Gorge?

Roughly half an hour to the Slade-area trailheads and Natural Bridge, which is why camps and cabins here are popular with people who want Gorge access without Gorge prices.
