Tuscany is a planned community on Lexington’s east side, laid out along Sir Barton Way near Man o’ War Boulevard in the Hamburg area. Built from the 2000s onward, it features largely custom and semi-custom homes with an Italian-inspired naming theme, landscaped entries and newer construction throughout. Residents get Hamburg Pavilion shopping minutes away and fast I-75/I-64 access; the trade-off is a newer landscape still growing into its trees.
What to Love About Tuscany
Tuscany is one of the signature planned communities of Lexington’s east side — a deliberate piece of city-building along Sir Barton Way rather than an accumulation of farm-by-farm subdivisions. The Italian-themed street names and coordinated landscaping give it a recognizable identity, and because construction ran from the 2000s into recent years, buyers here get modern floor plans, open kitchens and current building code as the baseline rather than the renovation goal. It is a different proposition from Lexington’s historic districts: less patina, more polish.

Local Lifestyle
The neighborhood’s daily rhythm leans on the Hamburg district next door — one of Lexington’s largest retail and dining concentrations. Within Tuscany itself the streets are sidewalk-lined and planned for walking loops, and the surrounding east side keeps adding parks, trails and services as it matures. Buyers should visit at commute hours: the same growth that brought the amenities also brings traffic to Man o’ War Boulevard and the interstate interchanges, and some sections still border active development.
Dining & Everyday Needs
Hamburg Pavilion and the surrounding corridor cover nearly every errand — groceries, big-box retail, restaurants from quick to sit-down, medical offices and gyms — typically within a five-to-ten-minute drive. That proximity without being inside the retail zone is much of Tuscany’s appeal: the commercial noise stays on the far side of the boulevard. For a night out beyond chain options, downtown Lexington and the Distillery District are a straightforward drive west.
Getting Around
Access is a headline here. Sir Barton Way ties into Man o’ War Boulevard, and the I-75/I-64 interchanges sit at the neighborhood’s doorstep — meaningful for commuters heading to Georgetown’s Toyota plant, to Winchester, or catching the interstate south toward Richmond. Downtown Lexington and the University of Kentucky are a manageable drive via Man o’ War or Winchester Road. The airport, on the opposite side of the city, is the longest routine trip.
The Housing Picture
Housing is 2000s-and-newer: custom and semi-custom builds in brick and stone, generally larger two-story plans, with some sections still seeing new construction. Newer stock means fewer system-age questions, but diligence shifts to builder warranties, HOA covenants and lot drainage on newer grading.
