Fresh paint roller and tools in a bright empty Kentucky room

Prepare Your Home to Sell

From the agent who owns a repair company: which fixes return money at closing, and which never do.

The Fix-First List

The items that kill deals in Kentucky inspections: roof issues, moisture in crawlspaces, aging HVAC, clogged or failing gutters, and soft deck boards. A few hundred dollars spent here prevents the four-figure credits buyers demand once their inspector writes it up in bold.

The Skip List

Most renovations return less than they cost at sale. Full kitchen remodels, high-end bath overhauls, additions — a buyer pays for maybe half. Presentation-level work (paint, fixtures, deep cleaning) returns multiples. Knowing which side of the line a project falls on is the whole game.

Showing Prep That Works

Declutter until rooms breathe, brighten every bulb, fix the small stuff a buyer touches — door handles, sticky windows, dripping faucets. Curb appeal is the first showing: mulch, trim, and a clean entry cost a weekend and change first impressions completely.

One Call for the Work

Full disclosure: I own Central Property Services, the repair company — so pre-list repairs can be coordinated with your listing timeline in one call. That ownership interest is always disclosed in writing, and you’re free to use any contractor; the punch list works with anyone’s crew.

The Pre-Listing Walk-Through

Before your buyer’s inspector finds it, I flag it. We walk the property with the inspection lens, split findings into fix-now versus disclose-and-price, and your listing hits the market with fewer surprises left in it.

Common Questions

Should I just sell as-is?

Sometimes yes — deep fixer-uppers and estate situations often net better as-is with honest pricing. The walk-through tells you which category you’re in before you spend a dollar.

How long does prep usually take?

Presentation-level prep is usually days to two weeks. Repair items depend on scope — which is why the walk-through happens before we set a listing date, not after.
