USDA Loans
USDA loans in Kentucky, explained by a REALTOR® — with licensed-lender introductions when you’re ready.
This guide is part of my statewide financing library — the plain-English rundown of how each loan type works for Kentucky buyers, from Lexington subdivisions to Gorge cabins and everything between. I’m your agent, not your lender: programs described here come from licensed third-party lenders, and I’ll gladly introduce you to ones who know Kentucky.

Most of Our Map Is USDA-Eligible
This is the headline program for our region: Beattyville, Booneville, Campton, Stanton, Irvine, Jackson, and the communities between them generally sit inside USDA-eligible territory (always verify the exact address). Zero down with no monthly mortgage insurance, at rural Kentucky price points, is the most affordable path to ownership most local buyers will ever see.
Common Questions
How do I know if a property is in an eligible area?
USDA publishes an address-lookup map, and your lender checks it in seconds during prequalification. Rule of thumb for our region: outside Lexington’s orbit, most of it qualifies — but always verify the exact address before you fall in love.
Are there income limits?
Yes — USDA has household income caps that vary by county and household size. Plenty of working households fit under them; it’s a two-minute check against your county’s limit.

Financing questions are property questions in disguise — let’s talk about both.
