VA Loans
Kentucky financing, explained by a REALTOR® — with licensed-lender introductions when you’re ready.
This guide is part of my statewide financing library — the plain-English rundown of how each loan type works for Kentucky buyers, from Lexington subdivisions to Gorge cabins and everything between. I’m your agent, not your lender: programs described here come from licensed third-party lenders, and I’ll gladly introduce you to ones who know Kentucky.
What You Can Use It For
- Buying a home with absolutely nothing down
- Purchasing single-family homes, condos, PUDs, 2–4 unit properties, and manufactured homes
- Lowering the rate on an existing VA loan via the streamlined Interest Rate Reduction loan
- Buying again after a previous VA purchase — entitlement can be restored and reused
Why Borrowers Choose It
- 100% financing — the down payment barrier simply doesn’t exist
- No monthly mortgage insurance, which beats FHA and low-down conventional pricing month after month
- Credit scores as low as 580 considered
- The IRRRL refinance makes future rate drops cheap and fast to capture

Veterans in Our Region
Kentucky’s veteran community is deep, and this region’s price points make the zero-down benefit stretch further than almost anywhere: at typical Lee or Estill county prices, VA financing can put a veteran in a home for little more than closing costs. If you served and you’re renting in this region, run the comparison — it’s usually not close.
Common Questions
I’m not sure I’m eligible — how do I find out?
Your DD214 answers it. The Certificate of Eligibility can be pulled quickly, and checking costs nothing. Guard and Reserve service can qualify too — don’t assume yourself out of the best loan available.
Can I use VA for a duplex?
Yes — up to four units, as long as you live in one. It’s one of the strongest wealth-building moves available to veterans: tenants pay the mortgage on a property you bought with zero down.
