Four ways in — none of them a firehose.

This site does not yet embed a raw MLS search — by design, for now. Instead there are four discovery paths: curated collections I assemble and annotate by hand, the dream home finder that puts your criteria in front of me so I search on your behalf, private client early access for off-market and pre-market opportunities, and a direct conversation when your situation does not fit a form. Each path suits a different stage of the search.

An honest note about search

Most agent sites embed an IDX search widget that shows you the same listings as every portal, wrapped in a different header. I have chosen not to bolt one on until I can do it well. What I can offer today is different: discovery paths where my judgment is the filter rather than a checkbox grid. If you simply want to scroll everything on the market tonight, the big portals do that competently and I will not pretend otherwise. When you want the inventory read, sorted, and argued with, that is what the paths below are for.

Curated collections

The curated collections are small, annotated groups of properties organized around a theme — distinctive architecture, land with real utility, Gorge-area cabins, properties with income logic. Each entry carries a note on why it made the list and what I would scrutinize before offering. Use this path when you are early in a search and want to calibrate your eye against a considered shortlist, or when you suspect the interesting inventory is not surfacing in your portal filters.

The dream home finder

The dream home finder inverts the usual search: you describe the property — land, light, layout, location, budget discipline — and I run the search continuously on your behalf, including inventory that never photographs well enough to catch your eye online. Use this path when you know what you want but keep not finding it, or when your criteria are specific enough that scrolling has become a part-time job. You will hear from me when something genuinely fits, not on a drip schedule.

Private client early access

Some properties change hands quietly — estates, farms, and houses whose owners want a sale without a spectacle. The private client program is how I match those situations with buyers who are ready to move discreetly and decisively. Use this path when confidentiality matters on either side of your transaction, or when you want to be the call I make before a listing goes public rather than after. It requires a real conversation first; early access is a relationship, not a mailing list.

Or just talk to me

Plenty of searches do not fit a form: you are relocating and do not know the towns yet, you are weighing selling one property against buying another, you are choosing between a house in town and acreage outside it. For those, skip the paths and start a conversation. Twenty minutes of questions usually does more than a month of filtered scrolling, and it costs you nothing but the twenty minutes. I will tell you plainly if what you want does not exist in this market at your number — that answer saves the most time of all.

Common Questions

Why is there no map search on this site?

Because a bolted-on IDX widget would duplicate what the major portals already do well, while adding nothing. I would rather offer paths where curation and judgment are the value. When I add search tooling, it will be because it does something the portals cannot — until then, the honest move is to say so.

Which path should I start with?

If you are early and exploring, start with the curated collections to calibrate. If your criteria are sharp but the market is not cooperating, use the dream home finder. If discretion matters, ask about private client access. If you are not sure which describes you, that is precisely what the direct conversation is for.
