The Sell-Ready Concierge is a pre-listing walk-through with crews attached: findings split into fix-now versus disclose-and-price, and the repair work can be coordinated in one call through Marcos’s own licensed repair company — an ownership interest always disclosed in writing, with any contractor welcome. Listings launch clean instead of renegotiating after inspection.
What the Concierge Is
Before your home lists, we walk it with a buyer’s-inspector lens: roof, gutters, moisture, decks, the small failures that become inspection-report leverage against your price. Then the findings split into two honest piles — worth fixing now, or disclose and price accordingly. What makes this a concierge rather than advice: the fixing itself can be coordinated in the same conversation. Full disclosure, up front and in writing: I own Central Property Services, the licensed local repair company that does this work — that ownership interest is disclosed at engagement, and you are always free to use any contractor you choose, or none at all. The punch list works with anyone’s crew.

Why Sellers Use It
A deal renegotiated after inspection almost always costs more than the repair would have — buyers ask for credits with margin built in, and a flagged roof reads as “what else is wrong?” Fixing the right things before photos means the listing launches clean, shows clean, and inspects clean. It’s the difference between defending your price in week five and never having to.

The trades that actually move inspections in this region: roof repairs and flashing, gutter and drainage correction, carpentry and rot repair, deck safety, and the presentation layer — the fixes a buyer’s hand finds in the first five minutes. How the Timeline Works
One walk-through. One written punch list, split into fix-now and disclose. Work scheduled against the listing date, not someday — so photography, repairs, and go-live land in order. You approve every item and every cost in writing before anything starts. No cost-fronting arrangements, no surprises at closing: straightforward work, straightforwardly billed.
One Call, Full Bench
Celebrity teams advertise concierge programs staffed by vendor lists. This one is different in a way that’s easy to verify: the crews are real, local, and accountable to the same person marketing your home. When the listing agent and the repair coordinator share a phone number, nothing falls between them.
Common Questions
Do I have to use your repair company?
No — and that’s in writing. The walk-through and punch list are yours regardless. Use my crews for convenience, your own contractor, or a mix. The disclosure of my ownership interest comes first either way; Kentucky license rules and plain honesty both require it.
What does the walk-through cost?
The walk-through and written punch list come with listing your home with me. Repair work, by whoever performs it, is quoted and approved in writing before it begins.
What if my home is fine as-is?
Then that’s the report — some homes need an afternoon of touch-ups, and some genuinely need nothing but photography. An honest “list it as it sits” is a common outcome, and it costs you nothing to hear it.
