Land Lending in the Red River Gorge Region

Around the Gorge, land is the asset everyone watches: buildable parcels near Slade, Campton, and Stanton move quickly because cabin demand keeps outrunning cabin supply. A land loan lets you control the site first and solve construction later. Common Questions

Why do regular banks turn down land loans?

Bare land has no income and is slower to resell than a house, so traditional lenders see more risk and often simply decline. Land-specific programs price that risk properly instead of refusing it — which is why down payments run higher than a home purchase, but the deal actually closes.

Can I roll the land loan into a construction loan later?

That’s the standard play: buy with a land loan, then refinance into construction financing when you’re ready to build. With no prepayment penalty, you lose nothing by paying the land loan off early.
