Manufactured Home Dealer Financing Program

Kentucky financing, explained by a REALTOR® — with licensed-lender introductions when you’re ready.

This guide is part of my statewide financing library — the plain-English rundown of how each loan type works for Kentucky buyers, from Lexington subdivisions to Gorge cabins and everything between. I’m your agent, not your lender: programs described here come from licensed third-party lenders, and I’ll gladly introduce you to ones who know Kentucky.

Draws, Handled

We structure land-home loans with staged funding released as work completes: site prep, foundation, septic or well, utilities, delivery and setup. That means no waiting on full funding upfront, projects that keep moving, and land-home packages that actually close — the deals most retail lenders fumble.

The Program Menu

  • FHA manufactured loans — low down payment.
  • VA — 0% down for eligible veterans.
  • USDA — 100% financing in eligible areas, which covers most of our region.
  • Conventional manufactured programs.
  • Specialty: lower-credit options (around 580+), bank-statement loans for self-employed buyers, DSCR for investor purchases, land-home packages, and chattel financing for home-only deals.

Why Dealers Partner With a Broker

Access to many lenders instead of one bank means more approvals on tough files: the declined-elsewhere buyer, the borderline score, the property another lender wouldn’t touch. The process is built for your sales floor — send the buyer, prequalification typically within a day, we structure the deal including draws, you get updates without chasing, and we close. Your closing ratio is the product.

Dealer Questions

What buyers should dealers send?

The ones you are about to lose: declined elsewhere, first-time buyers, lower credit scores, self-employed with real deposits and thin tax returns, buyers needing land and home financed together, and anyone whose deal includes site work. Structuring those is the specialty.

How fast is prequalification?

Typically within about a day of receiving the buyer’s information — speed is the point, because manufactured-home buyers shop lots on weekends and deals go cold by Wednesday. Send the buyer; we run.

Financing questions are property questions in disguise — let’s talk about both.
