Large custom cabins and lodge-scale builds around the Gorge increasingly price past county limits — the market’s new construction runs big because groups book big. Common Questions
Why do jumbo loans want reserves?
Without a government guarantee behind the loan, the lender wants proof you can weather surprises — hence the 8 months of payments in reserve. Strong files are rewarded with strong pricing; jumbo rates are often surprisingly competitive.
Do the big new Gorge cabins fall into jumbo range?
Increasingly, yes — large new builds in the region can price past county limits. If you’re financing one as an investment rather than a residence, compare jumbo against DSCR: occupancy and documentation differ, and the right answer depends on the use.
