Barndominium Loans
Kentucky financing, explained by a REALTOR® — with licensed-lender introductions when you’re ready.
This guide is part of my statewide financing library — the plain-English rundown of how each loan type works for Kentucky buyers, from Lexington subdivisions to Gorge cabins and everything between. I’m your agent, not your lender: programs described here come from licensed third-party lenders, and I’ll gladly introduce you to ones who know Kentucky.

Why Borrowers Choose It

- Only 12 months of income history needed

Barndos Fit This Region
Metal-building homes make practical sense in the hills: big spans, workshop space, and budgets that go further than stick-built. They are increasingly common from Beattyville out through the Gorge counties, which means appraisal comparables are slowly improving too. If you are weighing a barndo as a rental, its distinctiveness is a booking asset — pair this page with the investment guide.
Common Questions
Why do normal lenders decline barndominiums?
Appraisal comparables. Standard underwriting wants three similar recent sales nearby, and unique steel-frame homes rarely have them. Specialty programs solve this with underwriting built for the property type rather than forcing it through a conventional box.
Would a barndo work as a Gorge rental?
Distinctive properties photograph well and stand out in listings — the same reason they’re hard to appraise makes them memorable to guests. Run the numbers like any rental: location, sleeping capacity, and honest maintenance costs.
